Questions we get asked
How much does fascia and soffit replacement cost in Ireland?
€900 to €1,800 for a mid-terrace, €1,000 to €2,500 for a semi and €2,000 to €4,000+ for a detached house, supplied and fitted. With new gutters as well, most houses come in between €1,000 and €4,500. The price guide has the detail.
How long does it take?
One to two days for most houses. A big detached house, scaffolding or rot behind the old boards adds a day or two. See how long it takes.
Is there a grant for fascia and soffits?
Not on its own. If you're getting external wall insulation with the SEAI grant (€6,000 for a semi, €8,000 for a detached house), the soffits and gutters usually have to be adjusted anyway, so do them together.
Will it make a mess?
Very little. The old boards and gutters come down in sections and leave in the company's van, and the ground under the eaves is swept at the end of each day. You don't need to move out or clear rooms: the work is all outside.
Is the work guaranteed?
Ask for the guarantee in writing with the price: one on the workmanship from the company, and the board maker's guarantee on the uPVC and its colour. Good uPVC boards commonly last 20 to 30 years.
Who comes out to my house?
One fascia and soffit company that covers your county. They look at the roofline, price it in writing and do the work. We never send your details to more than one company.
Can new uPVC go over the old timber?
Only if the timber is sound. Capping boards aren't load bearing, so the old fascia still carries the gutter. Rotten timber has to come out. See capping vs full replacement.
Do I need planning permission?
Not usually. Like-for-like maintenance that doesn't change how the house looks is exempted development under section 4(1)(h) of the Planning and Development Act 2000. For a protected structure, or a big change of colour or style, ask the council first.
What is the difference between 9 mm capping and 18 mm full replacement fascia?
Capping nails a 9 mm uPVC skin over your existing timber fascia, whereas full replacement strips away the old timber completely and fixes a structural 18 mm to 22 mm board directly to the rafter feet. Full replacement allows inspection and splicing of damp rafter ends and installation of new eaves felt trays.
Do new soffits need vents under Irish Building Regulations Part F?
Yes. Technical Guidance Document Part F requires continuous eaves ventilation equivalent to a 10 mm slot (or 25 mm on pitches below 15 degrees) whenever roof insulation sits on the horizontal ceiling, preventing winter condensation on cold rafters.
Why do roofers fit eaves protector trays when replacing fascia?
Old bitumen sarking felt normally rots away along the bottom 150 mm where it hangs into the gutter. Sliding a rigid PVC eaves tray under the first row of tiles supports the felt and channels run-off straight into the gutter instead of down the back of the new fascia.
What happens if the ESB electricity cable is attached to my fascia or gable?
Where an overhead ESB Networks service drop passes through or fixes onto the timber fascia or bargeboard, the line must be shrouded by ESB Networks or worked around with insulated stand-offs before boards are stripped.
How are rotten rafter tails repaired during a fascia replacement?
Once the old fascia is removed, any decayed rafter foot is cut back to dry, sound timber and sistered with a pressure-treated C16/C24 splice bolted or screwed alongside the original rafter before the new 18 mm board goes on.
Can aluminium fascia and soffits be matched to RAL window frames?
Yes. Polyester powder-coated aluminium fascia and soffit profiles are factory-finished to standard architectural shades including RAL 7016 Anthracite Grey, RAL 9005 Jet Black, and RAL 7021 Black Grey.
